Dave Butler began his mortgage career in 2002, fresh out of the Rotman School of Management at the University of Toronto. Since that time, he has been considered one of the top mortgage brokers in Canada, spanning over two decades. As per ‘Canadian Mortgage Professional’, the leading publication of the Canadian mortgage industry, Dave was ranked as the #1 Mortgage Broker in Canada for 4-years in a row, from 2017 to 2021. During his career, Dave and his companies have originated over 26,000 mortgage loans, accounting for more than 9.6 billion dollars in funded mortgage volume. His success is attributed to his competitive nature and desire to put great deals together for his clients. Over his career, Dave has earned the trust of not only thousands of clients, but also the countless mortgage lenders, real estate professionals, financial advisors, accounting firms, lawyers, and business managers he has had the pleasure of working with.

An Ontario resident since he was 5 years old, Dave was a natural fit for the mortgage industry since members of his family were already mortgage agents when he decided to join. He had been exposed to mortgages since he was a teenager and decided after university, that he would take the plunge.
Dave is married to his lovely wife, Anna, and in May 2022 they welcomed a son into their family.
As an avid sports fan and adventure enthusiast, Dave uses a weekly boxing routine to keep himself sharp and focused. For fun he takes his family on winter snowboarding trips to the Rocky Mountains, and wakeboarding trips to northern Ontario lakes in the summers.

2002 – 2004
How it Started
Dave began his mortgage broker career in 2002, at the age of 23 years old, and it didn’t take long for him to make his mark, by sailing through his apprenticeship at Homeguard Funding Ltd., passing his certification, and beginning his career at Mortgage Intelligence.
Only 2 years later, he wins the ‘Rookie of the Year Award’ for the most funded mortgages of any first-year mortgage broker in Canada.

2006 – 2010
Evolution and Accolades
By 2006, the real estate landscape in Canada began to shift with many new mortgage products being created. Dave then chose to specialize in rental property mortgages for investors, becoming known as a ‘niche broker’. At this time, he picked up two new accolades: A #17 ranking on CMP’s inaugural ‘Top 50 Brokers’ list (2008), and then became nominated for CMP’s ‘Mortgage Broker of the Year’ award (2009).
By this point, Dave had built up several highly successful years in the industry, so he decided it was time to take the next leap – to form an independent brokerage of his own.
2011 – 2017
7 Years of Greatness
During this time, Dave impressively took home multiple rankings on the coveted CMP’s ‘Top 50 Brokers’ list in Canada.
In 2011, he was ranked the ‘#7 Top Broker in Canada’. The following year, he moved even closer to the finish line by ranking the ‘#4 Top Broker in Canada’ (2012). Following that, it was simply destined for Dave to continue his climb to greatness, by continually ranking #2 and #3 on CMP’s newly revised ‘Top 75' Brokers list, from 2013 to 2017.
2018 – 2021
Making Splashes as Canada’s #1 Mortgage Broker
2018 was a pivotal year for Dave Butler, since along with the success of his growing brokerage, he received his first ranking of ‘#1 Broker in Canada’, on CMP’s ‘Top 75 Brokers list’. He then continued to hold his title of #1, for four consecutive years (2018 – 2021), while also receiving another nomination in 2019 for ‘Mortgage Broker of the Year’ (CMP Magazine). By this time, Dave is now running a highly functioning mortgage brokerage and team, complete with over 50 of the industry's best mortgage professionals.
2022 – 2023
An Industry Leader turned Mentor
2022 arrives with a bang, and Dave decides to step back and retire from his long-standing title of ‘#1 Broker in Canada’. Now with all his years of experience behind him, he sets his sights on the ways he can share his knowledge and guidance to others with a passion for mortgages. In addition to his already successful mortgage company (BM Select Ltd.) to which he runs along side partner, Daniel Patton, Dave then forms a new brokerage in 2023, called ‘Better Mortgages’ – a brokerage with a focus on providing award winning mentorship for mortgage agents and mortgage brokers throughout the industry.
With now over two-decades in the industry, he was ready to share his knowledge base and long-standing team of top industry professionals, with both new and established brokers looking to level-up their mortgage game.
2024
‘The Dave Butler 100’ is Born
With a highly accomplished career and a long list of trusted industry professionals and lender partners at his side, along with an acknowledgement of the ever-unpredictable interest rates in Canada, it has now become time for Dave to give back to the public.
Dave has formed “The Dave Butler 100” – A program aimed at providing ultra-low interest rates for regular Canadians on their owner-occupied home, with a minimum annual goal of saving 100 clients an aggregate total of $1,000,000.
